Shopoff Realty Investments Sells Final Parcel of 14-Acre Neighborhood Shopping Center, Totaling $58.8 Million in Dispositions

FULLERTON, Calif., Sept. 4, 2025 /PRNewswire/ — Shopoff Realty Investments (“Shopoff”), a national manager of opportunistic and value-add real estate investments, recently announced the $2.5 million sale of a 0.46-acre retail parcel, the final remaining parcel of the 14-acre Sunrise Village neighborhood shopping center in Fullerton, California, totaling $58.8 million in dispositions for the firm. The recently sold building currently houses a veterinary clinic, and the remaining space is slated to become a fast-casual Korean restaurant, contributing to the growing variety of dining options in the area.

Shopoff acquired the aging neighborhood retail center for $26.5 million in 2021 and began collaborating with the city of Fullerton to identify the highest and best use for the property. The firm was able to secure approvals for a redevelopment plan that envisioned a mixed-use center with much-needed housing and service-oriented retail for the site.

Once the project was unanimously approved by the city of Fullerton, Shopoff worked diligently with existing tenants to support their transition to new locations, negotiating lease buyouts and relocation packages to ease the process and make way for redevelopment. The 9.93-acre residential development portion of the site, The Pines at Fullerton, was sold to Lennar Homes in October 2023 and aims to deliver 113 homes, comprised of 49 small lot detached homes and 64 townhouses. Lennar has already begun construction on the site, with the first set of homes to be delivered in 2026.

The remaining retail parcels were sold to individual owners, with the first parcel sale in September 2023, consisting of the 1.42-acre corner retail space, which included a drive-thru Del Taco and three adjacent retail pads. This corner retail parcel features service-oriented tenants and will remain intact. The remaining two retail parcels, measuring 1.11 and 1.02 acres, were sold in June 2025.
